We then facilitate a lease and a tenant through third party property managers that we have a history with and who are proven in their management methods. All communication is facilitated through our offices. Our clients are truly passive investors who open their rental statement like they would any other investment statement each month.

What kind of renovations do you do?
Whenever we acquire a rental property we go through a checklist to ensure that the property is in good rentable condition. Furnaces are updated, roofs are repaired or replaced, plumbing is updated and electrical is up to code. There's a lot more but to keep it simple:

Will I be taxed in the US on the rental income?It really depends on how you structure your entities. You will be taxed either in Canada or in the US. It just depends on when and how. Please consult with your accountant on tax issues.

Is my investment going to be safe?Like all rental properties whether it is in Canada or the US we will experience the same risks. Vacancies, disgruntled tenants, maintenance issues and acts of god. Insurance is always in place to safeguard your investment and the property managers look after your property.
